                                    Churchwardens%u2019/Housekeeping%u2008ReportST JAMES%u2019 CHURCHThe north porch roof and doors are without insulation and needs to be considered to improve the temperature in the north porch. Due to the cold the walls are showing damp and mould ingress. The stained glass windows need to be restored. The usual yearly maintenance work has been carried out which consist of the servicing the boilers. The gutters have been cleaned out at the lower level. The Fire Extinguishers have been serviced. Extra plug sockets have been installed where extension leads have been used to obtain power to appliances. This was becoming a fire hazard and a Health and Safety issue. The lighting system needs looking at and a full Electrical inspection needs to be undertaken every five years to comply with Health & Safety Regulations. The Quinquennial Inspection was done in December 2024 and we are waiting for the report. In 2018 it listed quite a number of items, one of the main areas is the Tower refurbishment, this item has become a priority. The bell and Tower area have had to be closed due to the condition of the tower. We are trying to raise money for this project and looking to apply for grants. The spire has now been completed which entailed the re-pointed to stop water entering the Tower. The drains around the church have been cleaned out. There are a lot of repairs that need to be completed, some are urgent and some will need to be carried out over a period of time. More details of the work will be in the Quinquennial report, the items mentioned are items that we are aware of. ST JAMES%u2019 CHURCH GROUNDSThe grass areas are maintained by an outside contractor. Joyce and Gerald Cooper keep the flower beds tidy near the Parish Rooms. The flower beds have been tidied up near the entrance. The garden of remembrance has been tidied up, and a flower vases holders have been made for the flower vases. The grids are cleaned out on a regular basis. The walls around the church grounds need some attention especially the wall at the front of the building which is leaning onto the pathway. The paths at the rear of the building have had most of the moss removed. This is an ongoing maintenance job that needs to be monitored for Health & Safety reasons. The steps outside the choir vestry needs painting with anti-slip paint again this is an ongoing maintenance job. The steps near the toilet need to be highlighted again with anti- slip paint and reflective paint/ tape needs to be added. The lighting in the grounds needs to be updated, especially on the east side of the church. ST SAVIOUR%u2019S CHURCHThe two boilers have been serviced and the radiators have been checked. The sump pump in the cellar to pump out water to stop the cellar flooding and damaging the boilers is working well.The gutters at lower levels have been cleaned out and the facia board on the south side near the door has been replaced. The Fire Extinguishers have been serviced. The Quinquennial Inspection was been done in December 2024. The main area for concern is the roof which needs replacing. The electrical system needs updating, especially the lights. Also the Emergency fire exit signs need to be upgraded to illuminated signs to meet public building regulations. A electrical inspection needs to be carried out, this should be done every five years,There is still a lot of other work that needs to be undertaken which are identified in the Quinquennial report has put the work in order of importance and will be addressed when funds are available through grants and fundraising. ST SAVIOUR%u2019S CHURCH GROUNDSThe grounds are maintained by volunteers. The lighting in the grounds needs to be updated, especially the lights in the car parking area. The gate needs repainting. ST JAMES%u2019 PARISH ROOMSThe two boilers have been serviced and the radiators have been cleaned. The glass washer and the drinks chiller behind the bar need to be replaced. There is a lot of mould on the plaster on the ground floor, the main areas are behind the bar and in the office area and the toilets. there is also some dry rot on the woodwork at the door area leading into the office area.The windows on St James street side need to be replaced. The other windows need re masking and painting around the building. The doors need painting The Gutters and drains have been cleaned out. The Fire Extinguishers have been serviced. The alarm system has been checked and the alarm call out contract is up for renewal in March 2025. ST JAMES%u2019 NURSERY BUILDINGThe boiler has been serviced and the radiators have been cleaned and the gutters and drains have been cleaned out. The Fire Extinguishers have been serviced. The grounds are tidied up by an outside contractor. ST JAMES%u2019 VICARAGEAt present a new vicarage is not required with the clergy using existing vicarages within the Mission Community. Fr Paul continues to live in the vicarage at St Marys and the parish shares some of the running cost with them. GENERAL INFORMATIONAll electrical appliances in all of our Church buildings that belong to the church are PAT tested. This is completed every 12 months.Health & Safety reports are done on a regular basis. Risk Assessments are also carried out and are monitored and up dated. The Health & Safety report can be found at the back of both churches. All church activities are risk assessed by the organiser of the event. Hirers of any of the buildings have to carry out risk assessments, produce insurance details and are made aware of our safeguarding procedures which they have to agree to adopt. All our buildings are hired out to other organisations and members of the church and the community.The Churchwardens would like to thank everyone at both places of worship for their support over the last twelve months. We would also welcome any volunteers to help with any work that needs to be carried out at our buildings and any fundraising events. If you cannot help just supporting our fundraising events helps.
